1. What type of development is The Allegro at Sonata Place?

The Allegro is the first of the two tower high rise residential project in the second phase of Sonata Place. It Will Sea 42 story, upscale condominium tower, offering a mix of residential units, serviced residences and retail units.

The Allegro will be built on top of a shared 3-storey podium which will have a row of retail units at the ground floor. Parking for guest at the second, level and amenities at the third level.

Above the podium. Are several floors dedicated for the serviced residences and the rest of the upper floors for the residential units.

Sonata Place “home to Sonata Private Residences • towers 1 and 2. The allegro and the legato Phase one covers the development of Sonata Private Residences, A two lower project launched in 2008. The success of both towers gave birth to the allegro, which will be built on the second phase of the complex. The Legato will be the first member of Sonata Place.

2. Where is The Allegro at Sonata Place specifically located?

The Allegro will rise at the corner portion of Sonata Place bounded by San Miguel Avenue and Lourdes Street in Ortigas Center. Mandaluyong City, its prime Ortigas location puts the project within the vicinity, of primary commercial establishments such as Robinsons Galleria SM Megamall, The Podium and Shangla Mall among others and buildings and offices of local and international companies found in the Ortigas Central Business District.

3. What Is Its project’s lot area?

The total land area. of the entire Sonata Place complex is about 10.509 square meters Phase one. covering the development of Sonata Private Residences. is approximately 3.900 square meters. Phase two shall consist at The Allegro and The Legato which will be developed on  3,800 square portion of the property fronting San Miguel Avenue. The rest of the lot, allocated to open spaces and the internal road network.

6. How far is the Allegro from the other towers in Sonata Place?

The Distance between the allegro and the Legato is approximately 8.0 meters. The distance of the two aforementioned towers from the two buildings of Sonata Private Residences is as follows:

No. the retail units will be made available for lease to tenants of diverse and sophisticated brands for coffee shop, restaurants, bakeries, delicatessen ad others.

10. How many residential units will there be in the allegro?

Base on the existing stacking. The allegro will have a total of 408 flat units. Some units in Zone 1 floors have balconies. These are Units J, K and O all units in Zone 2 floors will have balconies.

The Allegro shares 4 levels of basement parking with the legato, exclusive for the residents. Parking for the retail and serviced residences guests will be provided at the second level of the podium.

Parking slots are appurtenant for 2BR, 3BR and penthouse Units.

24. How many elevators are to be provided in the Allegro?

      What is the capacity of each lift?

The Allegro will have a total of 4 elevators complete with key card access system. Three (3) elevators will function as passenger lift which can carry 14 persons card and (1) as service lift.

25. Will there be a separate meter for water and electricity per Unit?

Yes.

26. Will there be a common laundry or drying area and where is it located?

None. Units are provided with utility rooms and space for the washer/dryer.

27. Will there be a garbage room?

A garbage holding area will be provided per floor for temporary storage of garbage. To be collected regularly by the janitorial services hired by the building administration.

28. How much is the association dues for the project?

The computation for the association dues will be provided at the time of turnover of the units.
